What standard do you use to calculate the Heated Squared Living Area (HLA)?

Our Specialists have a comprehensive knowledge of the ANSI® measurement standard – the same standard used by appraisers, the overall impact of square footage and “price-per-square-foot” on home prices, and its influence on market timing strategies. Using ANSI measurement standards for residential properties, we measure the house to produce a computerized graphic sketch that shows square footage of living areas, garages, and attached patios and decks.

Will you measure outside your coverage area?

YES. For properties located outside of our coverage area, additional costs may be applied. Please contact us or request a call back to discuss. Costs will be calculated and agreed upon prior to any measurement.

How quickly will I receive my Basic Sketch or Floor Plan?

Typically, we deliver within 24-48 hours. Occasionally, we do receive a high volume of requests at one time. We will agree on a day and time to conduct the measurement and most often you will receive the sketch/floor plan the same day we do the measurement.

Why would measuring the house be important to a HOMEOWNER?

Size matters. Tax records and automated valuations are simply a “guestimate.” If a home is valued at $100/sqft, for every 10 sqft of a difference between what’s listed in the tax records on poplar real estate websites as compared to the actual size of your home, that is a $1000/sqft swing. If data is only off by 50 sqft, that’s potentially $5000 out of pocket or money left on the on table at closing.  What if the data was off by 100sqft or more??  Be certain. It’s your money! Don’t roll the dice on your home’s value. If you want to get it right and your money matters, have a professional measure your home.

Why would measuring the house be important to a REALTOR?

License Law requires ALL information provided by Real Estate Agents must be verified as accurate. Do not be guilty of Misrepresentation. As a Realtor, You Know that this occurs when an agent unintentionally misinforms a buyer, seller, tenant or landlord concerning a material fact either because the agent does not have actual knowledge of the fact, because the agent has incorrect information, or because of a mistake by the agent. If a reasonably prudent agent "should reasonably have known" the truth of the matter that was misrepresented, then the agent may be guilty of "negligent misrepresentation" even though the agent was acting in good faith.
